Aveline & Roan
We represent fourteen estates a year. Not four hundred.
Camille Aveline and Theo Roan built this brokerage on a deliberately small book. Every property gets an architectural photographer, a floor plan drawn to scale, and a principal — not an assistant — at every showing. It is a slower way to work. It is also why our listings close at 102% of ask in an average of eleven days.
01
You arrive before you ever step inside.
Twenty-two royal palms line a motor court set eighty feet back from the road — far enough that the house stays entirely private, close enough that the water is already audible from the gate.
02
The hall was designed around one hour of light.
A twenty-four foot clerestory throws a single shaft across the white oak stair from four to five each afternoon. The architect oriented the entire east wing to catch it.
03
Forty-two feet of glass, and none of it fixed.
The great room's entire bay elevation retracts into the wall pockets. Open, the room and the terrace become one space — which is the whole argument of the house.
04
A deep-water dock, and the skyline behind it.
126 feet of frontage with a 16,000 lb lift and no fixed bridges between here and the Gulf. Sunset puts downtown directly across the channel.

Where we work
Three neighborhoods, studied closely.
We do not list outside them. Knowing which side of a street floods, which docks carry a lift permit, and which 1925 roofs were actually replaced is worth more than a wider map.
The principals
A former architect and a former appraiser.
Camille spent nine years at Wren & Halloway before she ever sold a house — which is why our listings arrive with a measured floor plan instead of an agent's tape measure. Theo appraised waterfront for the county for six years, and can tell you what a seawall is going to cost before you make an offer on it.
Between them they have never handed a client to an assistant. If you engage Aveline & Roan, one of the two names on the door is at every showing, every inspection and every closing table.
Clients
“Camille talked us out of the first house we wanted. She was right, and it cost her a commission to say so.”
M. & J. Alderman — Bayshore
“Ours sold in nine days at over ask, and it never went on the MLS. That is the entire service, in one sentence.”
R. Vashti — Davis Islands
“Theo caught a seawall problem two days before closing that the inspector had waved through. It saved us $180,000.”
D. Corrigan — Golf View
