Three neighborhoods.
No others.
Davis Islands, Hyde Park and Bayshore sit within four miles of one another and behave like three different markets. We have spent fourteen years learning the differences, which is the whole of our advantage.
The refusal
Why we turn down work four miles away.
Every year we send perfectly good listings in Palma Ceia, Beach Park and Westshore to brokers who work those streets properly. It costs us money and we keep doing it.
The reason is that useful local knowledge is not general. It is knowing that the north end of one Davis Islands street drains into a low spot that has taken water twice since 2017, and the south end never has. It is knowing which 1925 roofs on Fielding were actually replaced in 2016 and which were patched and photographed. It is knowing that the review board approved a rear addition of a particular scale on Bayshore Court, which means the same argument is available to the next owner three doors down.
None of that scales. It is accumulated by walking the same square mile for fourteen years, attending the review meetings, reading permit files that have nothing to do with a current transaction, and remembering what a seawall looked like on a low tide in 2019. Spread the same two people over eight neighborhoods and it becomes a map with nothing written on it.
So we hold the line at three. If your property sits outside them we will tell you within a day, and we will give you two names worth calling.
