Two islands pumped out of the bottom of Hillsborough Bay in the 1920s, five minutes from downtown and entirely surrounded by the thing everyone is buying.

D. P. Davis started dredging in 1924 and sold lots off a plat before several of them existed. That history is still legible in the ground: the islands are made land, the street grid curves to the shoreline rather than the compass, and the original Mediterranean Revival houses sit on the higher spine while the later infill runs down to the water. Anyone buying here should understand that two parcels four hundred feet apart can behave very differently in a storm.

The south end carries Peter O. Knight airport and the municipal yacht basin. The airport is a small general-aviation field — light singles and the occasional turboprop, closed at night — and its practical effect on the neighborhood is a height limit and a modest amount of afternoon traffic, not noise of the kind buyers arrive expecting. The yacht basin matters more: it anchors the boating culture that sets prices at the top of this market, and the harbourmaster's waiting list is a conversation worth having before you buy a hull you cannot keep at home.

Housing stock splits cleanly. Perhaps a third of the island is surviving 1920s stock — barrel tile, arched loggias, cast stone surrounds, most of it renovated at least twice. Another third is 1960s and 1990s ranch and Mediterranean-adjacent building of no particular distinction, which is the tear-down pool. The rest is what has been built since 2015: elevated, poured concrete, glass to the water, and increasingly by architects rather than builders. Values track that split, and so does insurability.

The water is the reason for all of it. Depth varies more than newcomers expect — canals on the west side hold less at low tide than the channels facing the main bay, and the difference between a dock that takes a 55-foot hull and one that takes a centre console is worth more than any kitchen. Bridge clearance is the other half. A parcel with a clear run to the bay commands a premium that has widened every year since 2019, as we set out on the market page.

Seawalls and docks are where the sentimental version of this neighborhood meets the invoice. A great deal of the original wall is 1920s and 1950s concrete at or past the end of its life. Replacement is permitted work involving the city, the county environmental protection commission and, depending on the alignment, the state — and a barge, which is why the quotes look the way they do. Dock and lift permits are parcel-specific and do not transfer with a wish; we have watched two buyers discover after closing that the lift they inherited was permitted for a boat two feet shorter than the one they own.

Day to day, the island lives around a small village of restaurants on East Davis, a public pool, the marina and a lot of golf carts. It is a neighborhood where people know which house is quietly for sale, which is why so much of what we do here never reaches a portal.
